Let’s say you buy an apartment and take out a mortgage and just rent it as is— would this be profitable or not?
As a rule, it is not. Because the mortgage payments will exceed the number of rental payments. The solution is simple: You need to divide the apartment into studios.
For example, you can make three full-fledged studios with a bathroom and a kitchen and rent them out separately. Thus, your income grows 1.5–2 times from zero.
In this scenario, the mortgage now becomes profitable. The rent payments your tenants are making will cover the mortgage, and you will get a significant surplus of money. The only drawback, for renting an apartment in this way is the investment in repairs and the construction costs for dividing up the individual units.
Now that we have divided the spaces into units, we have the possibility to rent them for an hour or more. This applies to both apartments, houses, and commercial real estate. Everything that can be divided.
This is how it works, let’s use an example. Here we have an office space, it can bring let’s say $900 a month if we rent it for $10 by the hour (for negotiations, business meetings, etc.). Then let’s calculate that the offices are open for business 22 days, 10 hours a day, and out of these 10 hours we take 80% (with sufficient advertising) and multiply by 22 days. 22 x 8 = 176.
Now 176 hours (this is a month) multiplied by $10 for 1 hour, 176 x 10 = $1,760! That’s a good month, wouldn’t you agree?
The difference between monthly and hourly is $860!
In one year we made $21,120 just from only one office being rented by the hour. Now just think– what if you have several of these?
